Find wholesale real estate leads that fit your buying criteria.
Start with the property types, locations and price ranges your buyers consider. A long list becomes useful when you can explain why each property fits, what needs verification and what to do next.
Choose an area, combine supported property and ownership filters, and preview the match count free. Review the quantity and price before unlocking new records.
- Pick your market and filters
Search statewide across all 50 states, or narrow to a county or up to 20 cities in Florida.
- See the match count free
Refine the criteria until the list is the size you want to work.
- Research the records you choose
Each researched record includes property details, available mortgage and equity information, plus available owner phones and emails. Five new records minimum.
- Import to CRM or export to CSV
Purchased records stay in your Discovery library; import selected results into SCOUTRE CRM or export them to CSV.
Records are requested from a live dataset after purchase. Most fields update daily; MLS updates intraday. Ownership changes depend on county deed publication and can take days to weeks. These are property research records, not exclusive inbound seller inquiries. A filter match does not establish that an owner wants to sell.
Explore Property Discovery filters and pricing →Standing in front of the house? Know if there is room to buy.
Already have a property in mind? Use unlimited known-address searches or capture the parcel with GPS while driving for dollars. Stand in front of any house and SCOUTRE identifies the exact parcel. No address needed.
- Ownership: owner name, owner mailing address, and whether the owner lives there.
- Room to buy: estimated value, estimated equity, estimated mortgage balance, lender, lien position, loan type, original amount, term and maturity date.
- Distress: preforeclosure, inherited, vacant, tax lien, other liens, auction and bank owned, available as research signals to verify.
Equity and mortgage figures are estimates derived from recorded loan history and assessed values. They are not statements of account balance. Coverage varies by county.
Reach the owner before the next wholesaler does.
A trace returns phone numbers classified wireless or landline, plus emails and a mailing address per owner. Every trace is screened against Federal DNC, State DNC, DMA suppression, and known-litigator flags.
Tap a phone number and your own dialer opens, from your real number. SCOUTRE opens your own calling and messaging apps; your service plan applies.
The source behind a trace holds 150M+ US residential records, and the published figure is a 70-95% provider-reported match range; input quality matters. Hit rates vary by property and county.
How a trace runs and what it returns →Your maximum allowable offer, at the house.
The wholesaler's only real question is how much they can pay and still get paid, and SCOUTRE answers it at the house rather than at the desk. One property record feeds the owner, the equity position and the mortgage balance into a six-step analysis ending in a true maximum allowable offer.
ARV, Repairs, Motivation, Strategy, Offer, Deal Summary, across six exits:
- Target assignment fee
- Formula MAO
- Maximum seller contract price
- True MAO
- Opening offer
- Verdict on the deal
The ARV feeding it comes from nearby sold comparable sales you control. Coverage varies by county.
Select comparable sales before setting an offer →Not the sixth yellow letter they got this year.
Mail goes out from the property lead, carrying the actual photo of the house you took in the field. Choose size, layout, photo, headline, message, handwriting style, ink color, logo and headshot. Letter templates include Professional inquiry, Friendly local buyer, and As-is offer.
Send once, or run a six-touch campaign where every touch has its own design and message. Each piece carries a QR code to a private cash-offer page; when the owner requests an offer, a push notification comes back to you.
Postcards start from $0.59 and handwritten letters from $0.83, print and postage included, charged on approval. Address verification and a printed proof are shown before you pay, and your first postcard is mailed free.

The next step matters as much as the lead. SCOUTRE keeps the property record, owner context, photos, notes, deal analysis and follow-up together so you can return to a conversation with the details in front of you.
- Track your acquisition pipeline: move a lead through stages such as Contacted, Analyzing, Offer Sent, Negotiating and Under Contract.
- Plan the next conversation: save follow-up reminders and notes about the owner's timing, questions and your next action.
- Keep the offer grounded: return to the comps, repair scope and assignment-fee assumptions behind your proposed price.
- Prepare outreach from the record: open your phone or email app with the contact details, or send personalized physical mail through SCOUTRE.
For example, after a seller asks you to call next month, record the conversation, move the lead to the appropriate stage and set the follow-up. These are actions you control; calls, texts and emails are not automatically logged back to the lead.
From the street to the offer.
Cover your area
Drive Scout records your route, distance, time and captures, showing today's route in orange and streets you have already driven in red.
Keep the field details
Add photos, a voice note and a distress rating from 1 to 5. With no signal, captures save to your phone and upload when the connection returns.
Check for room to buy
Estimated equity and mortgage balance frame the numbers; they do not confirm a payoff balance or that a deal can be assigned.
Wholesaling breaks in four predictable places.
A number guessed instead of calculated, a Saturday of captures that never gets worked, mail that looks like everyone else's, and no read on whether there is room to buy.
I got a contract accepted and then could not assign it
The offer step does that arithmetic for you and returns a verdict on the deal, with every intermediate number shown. The ARV feeding it comes from nearby sold comparable sales you control. The spread is calculated rather than remembered.
I drove four neighbourhoods on Saturday and had contacted four owners by Wednesday
Pulling data on a captured house takes a tap, not twenty minutes. Driving for dollars is one way properties enter the pipeline, and Drive Scout records your route, distance, time and captures.

I knock without knowing whether there is any room to buy

How to choose real estate wholesaling software
Compare the work you need to complete, then calculate the total cost of the tools and records you will use. Test a small sample in your market before committing to a large research or outreach purchase.
- Lead research: can you filter for your strategy, inspect record dates and keep the properties you already researched?
- Owner contacts: are phones and emails included, what limits apply, and what happens when no match is found?
- Deal analysis: can you change comps, repairs, buyer costs and your assignment fee instead of relying on one estimated value?
- Follow-up: will the CRM preserve context and remind you of the next action? Does your operation require team access?
- Portability and costs: can you export research, and which subscription, research, calling and mail charges apply?
SCOUTRE combines property research, one-by-one skip tracing, deal analysis and a property-based CRM. Its paid Discovery records can be exported to CSV. Physical mail is charged separately; calls, texts and emails use your own apps and service plans.
Can you find a motivated seller for free?
Yes, and the public record is where every paid dataset starts. County recorders, registers of deeds and county clerks publish deeds, mortgages, liens and foreclosure filings, and assessors publish the owner of record and their separate mailing address. The Massachusetts registries publish at masslandrecords.com; Cook County publishes at cookcountyassessor.com. Searching costs nothing; copies cost a few dollars.
The free route returns no phone number and no speed. Each county is its own site with its own gaps. If you work one county and mail to the owner's mailing address, that is enough and you do not need software.
37 property signals before the listing
A motivated seller is an owner whose circumstances, not their asking price, decide the sale: Preforeclosure, Inherited, a tax lien, a house standing vacant two states away. SCOUTRE shows available signals on individual records and offers supported filters in Property Discovery. You add the house from the kerb with Property in Front, or by address with Nationwide Property Search, and the 37 property signals provide context for research; a conversation is needed to learn whether the owner wants to sell. Availability varies by property, county and source.
Your wholesaling workflow: research to follow-up
Start with a property in the field, a known address or a filtered Discovery search. Research and next steps stay attached to each record. Import purchased Discovery results into CRM, or add a property from a known address or field capture.
Spot it and capture it
Stand in front of any house and SCOUTRE identifies the exact parcel. No address needed. Add photos, a voice note and a distress rating from 1 to 5.
Check for room to buy
Estimated value, estimated equity, estimated mortgage balance, lender and lien position. Equity estimates help you frame the numbers; they do not confirm a payoff balance or that a deal can be assigned.
Read the distress cluster
Preforeclosure, inherited, vacant, tax lien, other liens, auction and bank owned are research signals to verify before deciding whom to contact. Availability varies by property, county and source.
Trace the owner
A trace returns phone numbers classified wireless or landline, plus emails and a mailing address per owner. Every trace is screened against Federal DNC, State DNC, DMA suppression, and known-litigator flags.
Run the six steps
ARV, Repairs, Motivation, Strategy, Offer, Deal Summary, across six exits: wholesale assignment, fix and flip, rental, creative finance, double close, and referral or JV.
Put the offer in front of them
Tap a phone number and your own dialer opens, from your real number. Or mail a postcard carrying that house's own photo, from $0.59, with a QR code that pushes a notification back.
The property then sits in an 11-stage pipeline you move by hand: New, Queued, Called, Texted, Contacted, Analyzing, Offer Sent, Negotiating, Under Contract, Closed, Dead. SCOUTRE does not log calls, emails or texts back onto the lead.
What comes back on a property?
SCOUTRE covers 160 million U.S. properties at roughly 95% coverage. Coverage varies by county. The record helps identify the recorded owner and estimate the mortgage position. Confirm signing authority and actual payoff balances separately.
- Owner name, owner mailing address, and whether the owner lives there.
- Estimated value, estimated equity, estimated equity percentage, estimated mortgage balance.
- Lender, lien position, loan type, original amount, loan term, maturity date, and full loan history.
- Sale history, last sale price and date, down payment at last sale, deeds, taxes and assessments.
- Beds, baths, square footage, lot size, year built, zoning, land use, MLS status, rental information, Street View and nearby comparable sales.
Equity and mortgage figures are estimates derived from recorded loan history and assessed values. They are not statements of account balance.
SCOUTRE supports 37 property signal display types across ownership, mortgage, distress, legal, deed, property and tax data. See all 37 property signal display labels. Signal availability varies by property, county and source.
What SCOUTRE does not do
Use Property Discovery to search supported criteria before choosing individual properties. Count matches for free, then research the matching records you choose. Search statewide across all 50 states, or narrow to a county or up to 20 cities in Florida. Up to 1,000 matches per order; refine larger searches.
CSV export is available, but CSV import is not available today, and each account is a single user — no teams, no seats, no shared pipelines, so a cold-calling team or a virtual assistant cannot be added. SCOUTRE does not send email, texts or calls on your behalf. It opens your own apps with the message ready. Physical mail is the one thing SCOUTRE produces and sends for you. Coverage varies by county.
SCOUTRE suits an individual acquisitions workflow. If you need shared team pipelines, an automated dialer or bulk SMS campaigns, include those requirements when evaluating your stack. Wholesalers are one of eight roles in all SCOUTRE solutions; the full mechanism is in what SCOUTRE does.
Questions wholesalers ask.
What software do real estate wholesalers need?
A practical acquisition stack covers property research, owner contact lookup, comparable sales, offer analysis and follow-up. SCOUTRE combines those workflows. Team access, automated calling and contract preparation are separate requirements to evaluate for your business.
Does Property Discovery include skip tracing?
Yes. Each researched record includes property details plus available owner phones and emails, with no separate skip-tracing fee for that Discovery record. Preview match counts free; choose the matching records you want to research. Contact matches are not guaranteed.
Can I export wholesale property research to CSV?
Yes. Export purchased Property Discovery records to CSV or import them into SCOUTRE CRM. CSV import and bulk CSV skip tracing are not available.
What does the offer step actually return?
The offer step returns target assignment fee, wholesaler-paid costs, safety buffer, formula MAO, maximum seller contract price, true MAO, opening offer, target contract price, absolute ceiling, and a verdict on the deal. That is a wholesaler's whole spreadsheet, on the phone, at the house.
Are SCOUTRE postcards cheaper than my mail house?
Not at volume. Every SCOUTRE piece carries a photo of that house, which a bulk run cannot do. If you mail ten thousand generic pieces a month on a bulk contract, a mail house is cheaper per piece. SCOUTRE is built for the properties you chose.
Can my acquisitions manager or virtual assistant work my pipeline?
No. Leads cannot be assigned and a second person cannot log in; the account is built for one operator. A wholesaler running a cold-calling team, or handing work to a virtual assistant, should keep a team CRM alongside SCOUTRE.
How do you know if a property owner is a motivated seller?
Records can show preforeclosure, inherited ownership, tax liens, vacancy or absentee ownership. These are reasons to investigate, not proof that an owner wants to sell. SCOUTRE displays available property signals; verify the facts and ask the owner about their plans. Availability varies by property, county and source.
What share of owners come back with a working number?
The source behind a trace holds 150M+ US residential records in the skip-trace source, and the published figure is a 70-95% provider-reported match range; input quality matters. That is the provider's number, not a measured SCOUTRE rate. Hit rates vary by property and county.
Does SCOUTRE produce the purchase and assignment contracts?
No. What comes out is the analysis, a personalized offer email with the details merged in, and a PDF report covering property, owner, comps, ARV, repairs, motivation, exit strategy, offers and verdict. The contract is yours, from your attorney or title company.
