Nationwide property search across 160 million US properties
SCOUTRE covers 160 million US properties at roughly 95% coverage. Coverage varies by county. Type any US address from anywhere and the full record opens: owner, owner mailing address, estimated equity, mortgage position, sale history and 37 property signals. Every US state, not one metro.
Typing an address is how you find motivated sellers anywhere in the country, one property at a time. The page below sets out what nationwide covers, where it thins out, how current the records are, and the free county route that costs nothing. One boundary shapes everything: the search takes an address, not a set of criteria. You open properties one at a time.
What is nationwide property search?
Nationwide property search means opening the record for any single US property by typing its address, from anywhere, without choosing a county or a state first. SCOUTRE covers 160 million US properties at roughly 95% coverage. Coverage varies by county.
Nationwide is the load-bearing word. County sites cover one county. Many tools cover one metro or one region. You research from the office, from the car, or from bed. You are not limited to streets you drove or to a market somebody else picked for you.
Type the address. No county to pick.
An address goes in and a parcel comes back. The address is matched against licensed county and public-record data, the parcel behind it is identified, and the record for that parcel opens with the derived figures already calculated. Four steps, and none of them ask you which county the property sits in.
Type any US address
Enter the address from anywhere: the office, the car, or the sofa. No county to choose and no parcel number to find.
The address matches a parcel
Licensed county data covering 160 million US properties is searched for the parcel behind that address. Coverage varies by county.
The record opens
Owner, equity, mortgage position, sale history and the 37 property signals return on one screen.
Save it to your own pipeline
The property becomes a lead you own, with your notes and follow-ups attached, and the 30+ filters then work across everything you have saved.
How far nationwide actually reaches
Four numbers describe nationwide coverage. SCOUTRE covers 160 million US properties, at around 95% coverage, with records. MLS status comes from participating boards only, which is narrower than the property data. Coverage varies by county. Some counties publish more, and more often, than others.
A fifth number appears elsewhere on this site and it counts something different. 150M+ US residential records sit in the skip-trace source that supplies owner contact information. That is a separate dataset from the 160 million US properties, not a smaller version of it, and the two should never be read as one figure.
One address, the whole record
A typed address returns 30 fields plus the 37 property signals. Owner name, owner mailing address, owner occupancy, estimated value, estimated equity, estimated equity percentage, estimated mortgage balance, lender, lien position, loan and sale history, taxes, assessments, beds, baths, square footage, lot size, year built, zoning, land use, MLS status, rental information, Street View and nearby comparable sales.
Equity and mortgage figures are estimates derived from recorded loan history and assessed values. They are not statements of account balance. The complete field list is in what a property record contains, and the flags are explained in the 37 property signals.
All 37 property signals on any address you type
A motivated seller is an owner whose circumstances decide the sale rather than the asking price. Type the address of a house you already have a reason to look at — a referral, a neighbour, a street you drove — and the record returns the 37 property signals alongside the owner and the equity position. Preforeclosure, Inherited, a tax lien, vacancy and absentee ownership are the flags that most often mark one. Availability varies by property, county and source.
Can you search by criteria instead of by address?
Use Property Discovery to search supported criteria before choosing individual properties. Count matches for free, then research the matching records you choose. Search statewide across all 50 states, or narrow to a county or up to 20 cities in Florida. Up to 1,000 matches per order; refine larger searches.
Properties enter your account two ways. Type any US address from anywhere, or stand in front of the house and let Property in Front identify the exact parcel with no address typed. A list you already hold from somewhere else can be worked the same way, one property at a time.
The property is the unit, not the list. You choose the property, then work it properly. If pulling a filtered list out of a county database is your workflow, that is a different product and you should keep it.
How current are the records?
Records are, which is not real time and should not be read as real time. A deed signed on Monday reaches the county, gets recorded, gets published, and only then can appear. Some counties do that within days and some take longer. Coverage varies by county.
Contact data works differently. A skip trace runs at the moment you request it rather than being pulled from a list assembled months earlier and resold across subscribers, and the app shows a Recent Data badge and a TRACED state on the record. Hit rates vary by property and county.
Can you search property records for free?
Yes, county by county. There is no free national property database, because there is no national property database: the county is the system of record in the United States, and each one publishes on its own site, on its own schedule, in its own format. Most now offer a free online search.
Massachusetts publishes recorded documents by county at masslandrecords.com, and Cook County publishes assessments and parcel detail at cookcountyassessor.com. Expect $0 to a few dollars per copied document, and a new interface to learn every time you cross a county line.
If you work one county and check a handful of properties a month, the free route is the right answer and you do not need software. The case for paying starts when you cross county lines routinely, or when you need the owner's phone number rather than their name.
Where does nationwide coverage fall short?
In four predictable places. Non-disclosure states do not publish sale prices, so a last sale price may be missing. Slow-publishing counties lag by weeks. MLS status only exists where a participating board supplies it. And roughly 5% of properties fall outside coverage altogether. SCOUTRE states all four rather than claiming complete national coverage.
Product limits belong here too. CSV export is available, but CSV import is not available today, there is no API, and each account is a single user, with no teams, no seats and no shared pipelines. More of those answers sit in the SCOUTRE FAQ.
County site, or every state at once
Two routes, and the choice is about how many counties you touch. A county site is free, authoritative and complete for its own jurisdiction, and useless the moment the property sits one county over. An address search covers every state at once and adds the derived figures and the signals the county never calculates.
| Route | Geographic reach | Cost | Returns | Stops at |
|---|---|---|---|---|
| County assessor and recorder sites | One county | $0 to a few dollars | Owner of record, parcel, assessed value, deeds, loans | The county line, and the owner's name |
| Statewide or regional tools | One state or metro | Varies | Depends on the provider | The edge of the region |
| Nationwide property search | Every US state | $79/month, included within plan limits | 30 fields, 37 property signals, comps, contacts | One address at a time, no criteria search |
From lookup to lead to an 11-stage pipeline
Saving the record turns a lookup into a lead. Photos, notes, follow-up dates and the trace all attach to that record, and the lead moves through an 11-stage pipeline you set by hand: New, Queued, Called, Texted, Contacted, Analyzing, Offer Sent, Negotiating, Under Contract, Closed, Dead. Follow-ups sync with Google Calendar and Apple Calendar.
Getting to the owner runs through real estate skip tracing, and mail goes out from the lead under direct mail postcards and letters. The address route in its own right is covered on find a property owner by address.
The full capability set sits in what SCOUTRE does.
What does nationwide property search cost?
SCOUTRE costs $79 a month on one plan, billed at checkout. Single-address searches are included within plan limits, without a separate charge per included lookup. Leads, captures, one-by-one skip traces, re-traces, photos, voice notes and follow-ups are included within plan limits. Property Discovery costs $0.15 per new record, and physical mail is priced separately.
Postcards start from $0.59 and handwritten letters from $0.83, print and postage included, charged on approval. Terms are on SCOUTRE pricing.
Frequently asked questions
How many properties does the search cover?
160 million US properties, at around 95% coverage, with records. Coverage varies by county. Some counties publish more, and more often, than others, and MLS status is narrower still because it comes from participating boards only.
Is SCOUTRE nationwide or limited to one city?
Nationwide. SCOUTRE covers every US state, not a single metro, and an address in one state opens exactly the way an address in another does. There is no market to select, no region to subscribe to and no coverage tier. Coverage varies by county rather than by whether a city is supported.
What is the difference between 160M properties and 150M+ skip-trace records?
Two different datasets are being counted. 160 million is the number of US properties in the property data behind an address search. 150M+ is the number of US residential records in the skip-trace source that supplies owner contact information. Both figures are current and neither replaces the other.
Can you search a ZIP code, a county or a neighbourhood?
SCOUTRE supports Property Discovery searches using presets, location, ownership and property filters. Preview matches before payment, then research the matching records you choose and import them into CRM. Statewide search is available across all 50 states; Florida also supports county and city selection. Up to 1,000 matches per order; narrow larger searches.
Does the record show MLS listings?
MLS status comes from participating boards only, so SCOUTRE shows listing status where a board supplies it and shows nothing where none does. That is narrower than the property data and it is worth expecting gaps. MLS activity is also one of the 37 property signals on the record.
What happens if a county publishes very little?
The record thins rather than disappears. Ownership and parcel basics usually survive, while sale price, loan detail or exemption data may be missing, and non-disclosure states do not publish sale prices at all. Coverage varies by county. Some counties publish more, and more often, than others.
How do address lookup and Property Discovery differ?
One address at a time, which is slower and more deliberate than a filtered pull. You bring the property — a referral, a drive, a neighbour, a list you already hold — and SCOUTRE returns the 37 property signals on it so you learn whether that owner has a reason to sell. No filtered set of a market is available. Availability varies by property, county and source.
