Getting started

Create your account at app.d4dscout.com with email and password, a magic link, or Continue with Google. Add the app to your phone's home screen so it opens like a native app.

Before your first drive

  1. Allow location access when prompted. GPS parcel matching is the heart of the app.
  2. Open Settings and pick your navigation app (Google or Apple) and distance units (feet or meters).
  3. Do a test capture on your own street to learn the flow before you are out working.

Capturing a property

  1. Tap + Capture. The app shows the nearest parcels with distance, owner name and street photo, and marks its best guess. The GPS accuracy badge at the top shows how precise your fix is.
  2. Tap the correct parcel. If GPS accuracy is poor (a red badge with a high foot count), step away from the car or buildings and tap refresh.
  3. Set the distress level from 1 Clean to 5 Severe. Each level shows guidance text so ratings stay consistent.
  4. Tag What you see: choose from 23 observations like overgrown lawn, tarp on roof, boarded windows, code notice, abandoned vehicle, green pool, storm damage, utilities off and more.
  5. Tag What happened if you took action: 15 tags including left sticky note, looks vacant, knocked no answer, talked to owner, talked to neighbor, left door hanger, left business card, talked to tenant, owner interested, not interested, set callback, got phone number, mailed letter, couldn't access and confirmed vacant.
  6. Add photos with Take photo, record a voice note with the red button, or type a note.
  7. Tap Save. The property joins your Leads with status New.
Tip: speed beats perfection. Parcel, rating, two tags, one photo, save. You can enrich any lead later with Edit in Capture.

Reading property data

Open any lead to see the full property file:

  • Matched property: address, street photo, market chips (Existing, Off Market or On MLS) and the APN.
  • Valuation & equity: estimated value, equity, years owned, estimated and open mortgage balances.
  • Comps: expand to view 10 nearby comparable sales.
  • Last sale: date, amount and deed type.
  • Building: year built, beds, baths, finished sqft, stories and land use.
  • Legal & location: subdivision, zoning, lot size and census tract.
  • Zillow: one tap link to the retail listing view.

Skip tracing

In the Owner Contact card, tap Trace. Within seconds the owner shows a Traced badge and the Call, Text and Email buttons display how many numbers and emails were found. Numbers are labeled by line type, for example Wireless.

  • Re trace refreshes contact data anytime. It is unlimited, like everything else.
  • Add contact manually lets you store a number or email you got from a neighbor or a door conversation.
  • On the map, traced properties show a filled marker under "Contacts pulled" so you can see coverage at a glance.

Calling, texting, emailing

All outreach runs through your own phone, so sellers see your real local number and you pay no platform fees.

  • Call: opens the number picker; tap Call next to the number you want and your phone dials it.
  • Text: opens your messages app with the owner's number filled in. Type your message and send.
  • Email: pick from the traced emails; your mail app opens ready to write.

After any attempt, update the lead status (Called, Texted, Contacted) and drop a voice note with the result while it is fresh.

Compliance note: you are contacting owners directly from your personal phone. Know your state and federal rules for calls and texts, respect do not call preferences and stop contacting anyone who asks.

Voice notes, photos & notes

  • Voice notes: tap the red record button, speak, stop. Each recording is saved as its own note on the property, so "spoke with the owner" and "neighbor says they moved to Georgia" stay separate and scannable.
  • Photos: taken inside the app, stored on the lead. Up to a grid per capture, add more anytime.
  • Written notes: the Notes field on the capture screen, for anything typed.

Lead statuses

Tap the status chip on any lead to change it. The pipeline is intentionally simple:

  • New: captured, not yet worked.
  • Queued: reviewed and prioritized for outreach.
  • Called / Texted: attempt made through that channel.
  • Contacted: you reached a human. The real conversation has started.
  • Dead: not a deal. Dead leads stay stored and searchable.

Filters, search & map

In Leads, use the search bar for owner names or addresses, and tap Filters for:

  • Status: Any, New, Queued, Called, Texted, Contacted, Dead
  • Signals: Has photos, Has notes, Traced
  • Follow up: Any, Overdue, Today, Next 7 days, Scheduled
  • Equity minimum: Any, 25%+, 50%+, 75%+, 100%

Toggle between list and map view. The map shows every capture with a legend for contacts pulled vs not yet, and Expand opens it full screen. The Route button on any lead opens turn by turn navigation in your chosen maps app.

Follow ups & calendar

  1. Tap Add follow up on any lead.
  2. Use a quick pick (Tomorrow, In 3 days, Next week) or the calendar, then choose Morning, Midday, Afternoon, Evening or a custom time.
  3. Add a note about what the follow up is for.
  4. Tap Save, then optionally Google to add it to Google Calendar or .ics (Apple) to add it to Apple Calendar.

Work your schedule from Filters → Follow up → Overdue or Today.

Settings & account

  • Activity: total captures and last 7 days at a glance.
  • Navigation app: choose Google or Apple for Route buttons.
  • Distance units: feet or meters for GPS accuracy and nearby parcels.
  • Help & FAQ and Contact support live here too, plus Sign out.

FAQ

Does it work outside Florida?
D4D Scout works nationwide. Property data coverage and depth can vary by county, as with any data provider.
What if GPS matches the wrong house?
The parcel picker always shows several nearby candidates with photos and owner names. Just tap the right one. For best accuracy, capture from the sidewalk in front of the property rather than from a moving car.
Can I capture while someone else drives?
Yes, and it is the fastest setup: one person drives, the passenger captures. Solo drivers should stop safely before using the app.
Is my data private?
Your captures, notes, photos and voice notes belong to your account and are not shared with other users.
How do I cancel?
From Settings, anytime. Your data remains attached to your account if you come back.
