PropStream pricing, and what the same month costs on SCOUTRE

SCOUTRE is $79 a month on one plan, nationwide across 160 million US properties, with skip tracing subject to plan limits and postcards from $0.59. PropStream's published pricing is $99 a month for Essentials and $199 for Pro, with tracing metered on top at 12 cents and 10 cents per contact, retrieved from their own pricing page on 24 August 2026. Coverage varies by county.

This page models what you pay on a real month of work, describes what a SCOUTRE property record holds, and puts every concession in one place: the four situations where PropStream is the better buy. Prices change, so check theirs before buying.

What you will actually pay, on each

PropStream publishes three plans. Essentials is $99 a month, Pro is $199 a month and Elite is $699 a month. Annual billing is shown as $972, $1,980 and $6,996 respectively. PropStream lists a 7-day trial with 50 leads. These figures come from its official pricing page, checked 29 August 2026, and can change.

SCOUTRE prices from the other direction: $79 a month, one plan, billed at checkout. Leads, captures, one-by-one skip traces, re-traces, photos and follow-ups are included within plan limits. Physical mail is priced per piece, charged on approval after a printed proof. Full terms on SCOUTRE pricing.

The plan price is not the bill on the metered side. That same pricing page charges tracing per contact, mail, emails, deeds, saves, exports and team members on top of the plan, so two people on one plan can pay very different amounts in a month. Read the meter first, at PropStream's own pricing page.

Why per-contact tracing changes your monthly bill

A per-contact meter is not only a cost. It is a decision made several hundred times a month, and it quietly changes which owners get traced. When a trace carries a fee, the marginal property goes untraced — and the marginal property is where the unusual deals sit. That behavioural effect is the real argument for a flat plan.

PropStream's official pricing page, checked 29 August 2026, lists skip tracing at 12 cents per result on Essentials. Pro and Elite include free skip tracing through PropStream Connect. Essentials can add Connect for $30 a month. Terms can change, so verify the source before buying.

SCOUTRE includes one-by-one skip traces and re-traces within plan limits on the $79 plan. Each trace runs when requested, and the record then carries a TRACED state and retrieval badge. Hit rates vary by property and county. Full mechanism on real estate skip tracing.

What does tracing 500 owners cost you?

SCOUTRE does not add a separate per-trace charge for one-by-one skip traces within plan limits; the base subscription remains $79. PropStream Essentials adds $60 at 12 cents per successful result, or $30 for Connect; Pro and Elite include Connect and free skip tracing. Figures were checked against PropStream's official pricing on 29 August 2026. Hit rates vary.

What you are paying forPlan500 tracesYour month
SCOUTRE, one plan$79$0$79
PropStream Essentials + Connect$99$30 add-on$129
PropStream Essentials, metered$99$60$159
PropStream Pro, Connect included$199$0$199

Essentials plus Connect is the lower-cost PropStream route for regular tracing. Pro costs more but includes Connect and expands platform limits. Annual billing lowers effective monthly pricing. Verify current terms before choosing.

What does the extra $20 a month buy you?

Discovery lets you preview match counts and select the properties you want to research. Compare total research volume, coverage, export needs and subscriptions rather than the entry price alone.

For a buyer whose month begins with one specific house, the same $20 buys a screen that never gets opened. A list platform earns its price on the size of the set it hands you; a single-property tool earns its price on how much of the job it finishes on one house — the capability set on what SCOUTRE does. So the real question is which end of the job you start from. Buying the wrong one is a workflow mistake, not a pricing mistake.

What does SCOUTRE show you on one property?

SCOUTRE returns one record per property, nationwide across 160 million US properties at around 95% coverage. The record holds the owner name and mailing address, owner occupancy, estimated value, estimated equity and equity percentage, estimated mortgage balance, lender, lien position and loan history. Equity and mortgage figures are estimates from recorded loan history and assessed values, not statements of account balance.

A SCOUTRE property record showing the property photo, matched address, owner name, mail, skip trace and analyze buttons, and the signals on the property.
Everything on one property, on one screen.

The rest is what decides an offer: sale history, last sale price and date, down payment at last sale, deeds, taxes, assessments, beds, baths, square footage, lot size, year built, zoning, land use, MLS status, rental information, Street View and nearby comps. Coverage varies by county. Field by field on what a property record contains.

Recorded documents sit inside that record at no charge, where PropStream's published pricing lists deeds and mortgages at $5 each, retrieved 24 August 2026. They are public either way: the county recorder, register of deeds or county clerk sells a copy for a few dollars a page or less, as the Massachusetts registries of deeds do online. Need one deed once, and you need no software at all.

How do you open a property with no address typed?

Property in Front uses the phone's GPS to identify the exact parcel you are standing in front of, with no address typed. Parcel-mapping apps do the same thing, and the GPS trick itself is not unusual in this category. What differs is what happens after the parcel is identified — whether the app hands you a property line and stops, or carries that property forward.

The parcel in front of the phone, selected from the map. No address typed.

SCOUTRE carries it forward. The parcel resolves into the owner, the mailing address, the equity position and the distress signals, then into a trace within plan limits, a saved lead and a postcard carrying the photo just taken. Nationwide Property Search does the same from a desk, from any US address. Failure modes on Property in Front, the typed route on nationwide property search.

How does SCOUTRE find motivated sellers?

Review available signals on a property you capture or look up by address. To find candidates from criteria, use Property Discovery presets and filters, preview the match count and research the matching records you choose. Recording dates and field availability vary; a signal does not prove willingness to sell.

  • Preforeclosure — Notice of default or lis pendens recorded.
  • Inherited — Ownership passing through an estate.
  • Tax lien — Unpaid property tax recorded against the parcel.
  • Other liens — Contractor, judgment or municipal claims recorded.
  • Absentee owner — Mailing address differs from the property.
  • Out-of-state owner — Mailing address in another state.
  • Vacant — Indicators pointing to an empty property.
  • High equity — Estimated equity is a large share of value.
  • Free and clear — No open mortgage in the loan history.
  • Auction — Scheduled for, or already through, auction.
  • Bank owned — Title sits with a lender after foreclosure.
  • Long-term owner — Held by the same owner for years.
  • Recent transfer — Title changed hands recently.
  • No homestead exemption — No owner-occupancy exemption recorded.
  • Low down payment at last sale — A small deposit at purchase.
  • MLS activity — Listing status, including expired and withdrawn.

Use Property Discovery for criteria-based research, and field capture for properties you observe in person. After CRM import, notes, photos, property signals and next steps stay attached to the lead. A filter match is a research candidate, not proof of willingness to sell.

How do you reach the owner once the trace comes back?

A trace returns multiple phone numbers classified wireless or landline, multiple email addresses and a mailing address per owner, with multiple owners tabbed separately. Every trace is screened against four indicators before you dial: Federal DNC, State DNC, DMA suppression and known-litigator flags. You are the caller of record and responsible for compliance; this is not legal advice.

A SCOUTRE skip trace result: contacts found for the owner, two mobile numbers with confidence scores, one of them flagged DNC, and call and text buttons.
Traced at request time against live sources, screened against Federal DNC, State DNC, DMA suppression and known-litigator flags. Hit rates vary by property and county.

Contact is then one tap, through your own accounts. Tap a phone number and your own dialer opens, so the call goes out from your real number. Tap an email address and your own email client opens with a ready-made template already filled in — no sending domain to warm up, no per-email fee. One tap, your client, your number.

The trade is that SCOUTRE logs no outreach back onto the lead: the 11 pipeline stages are set by hand. The trace draws on 150M+ US residential records in the skip-trace source, with a 70-95% provider-reported match range. Results attach to the requesting account's lead, not to lists sold to other subscribers.

What does a postcard or a letter cost you?

SCOUTRE prices postcards from $0.59 and handwritten letters from $0.83, print and postage included, charged on approval after a printed proof. Every new user's first postcard is designed, printed and mailed free, including its QR cash-offer page. PropStream's published pricing lists postcards from 57 cents and emails at 2 cents each, retrieved 24 August 2026.

Their pricing page lists no handwritten-letter price, so this page states none. Mail carries the photo of the property taken in the field, the part of postcards and handwritten letters that moves response rates. A single send can become a six-touch campaign.

Email is where the two are not comparable rather than differently priced. SCOUTRE charges nothing for email because it sends none — the tap opens your own client and stops there. No per-email fee, and no campaign tooling.

Where PropStream is the better buy

PropStream is the better buy in four specific situations, and they belong in one place rather than scattered through a comparison page. Their published pricing, retrieved 24 August 2026, is the source for every figure below. Anyone who recognises their own month here should buy PropStream and stop reading.

  • Review available signals on a property you capture or look up by address. To find candidates from criteria, use Property Discovery presets and filters, preview the match count and research the matching records you choose. Recording dates and field availability vary; a signal does not prove willingness to sell.
  • Teams. PropStream's published pricing lists additional team members at $30 a month per member. SCOUTRE is single user per account: no teams, no seats, no shared pipelines. Where two or more people work one pipeline, that is a real capability with a published price on it.
  • Exports. PropStream's published pricing lists additional exports from 10 cents each. SCOUTRE supports CSV export, but has no CSV import or public API. Account for that one-way handoff before signing up.
  • A longer free trial. PropStream lists a 7-day free trial on both Essentials and Pro, while SCOUTRE offers no free trial on its single $79/month plan. Seven days is more time to put a tool through a real week of work, and that is a straightforward advantage.

SCOUTRE supports Property Discovery searches using presets, location, ownership and property filters. Preview matches before payment, then research the matching records you choose and import them into CRM. Statewide search is available across all 50 states; Florida also supports county and city selection. Up to 1,000 matches per order; narrow larger searches. Purchased research can be exported to CSV. This does not add bulk CSV tracing, CSV import, a public API or shared team accounts.

How that column plays out in a job is on SCOUTRE for wholesalers and SCOUTRE for real estate investors.

What does switching, or running both, cost you?

Switching costs whatever your saved lists are worth, because they do not move between property platforms. SCOUTRE has no CSV import, so properties from another platform must be entered by address. SCOUTRE records can be exported to CSV. Budget that honestly, or run both for a month and decide on real numbers.

Discovery research and field capture can feed the same SCOUTRE CRM. For records from another platform, check the available handoff: SCOUTRE does not provide a public API or CSV import. Compare data sources and workflow limits before committing to a multi-tool setup.

Frequently asked questions

How is SCOUTRE skip tracing priced?

SCOUTRE includes one-by-one skip traces and re-traces within plan limits on the $79 plan, with no separate charge for included usage. Traces run against live sources at the moment you request them, and the record then shows a TRACED state and a Recent Data badge. Hit rates vary by county.

How much does PropStream cost per month?

PropStream publishes three plans. Essentials is $99 a month, Pro is $199 a month and Elite is $699 a month. Annual billing is shown as $972, $1,980 and $6,996 respectively. PropStream lists a 7-day trial with 50 leads. These figures come from its official pricing page, checked 29 August 2026, and can change.

What does SCOUTRE not do?

SCOUTRE supports Property Discovery searches using presets, location, ownership and property filters. Preview matches before payment, then research the matching records you choose and import them into CRM. Statewide search is available across all 50 states; Florida also supports county and city selection. Up to 1,000 matches per order; narrow larger searches. Purchased research can be exported to CSV. This does not add bulk CSV tracing, CSV import, a public API or shared team accounts.

What does skip tracing add to a PropStream bill?

PropStream's official pricing page, checked 29 August 2026, lists skip tracing at 12 cents per result on Essentials. Pro and Elite include free skip tracing through PropStream Connect; Essentials can add Connect for $30 a month. Terms can change.

What does the SCOUTRE membership include?

SCOUTRE runs one paid monthly plan, billed at checkout: Property in Front, Nationwide Property Search across 160 million US properties, the property record, the 37 property signals, one-by-one skip tracing within plan limits and the CRM. Physical mail is charged on approval after a printed proof. Cancel anytime.

What happens to properties you have already saved elsewhere?

Properties saved in another platform stay where they are. Saved lists do not transfer between property tools: there is no CSV import on this side and no automatic handover from another tool, so a property worth keeping is re-entered by address, one at a time. Review that workflow before subscribing.

How does SCOUTRE tell you an owner has a reason to sell?

SCOUTRE supports 37 property signal display types across ownership and occupancy, financial and mortgage, distress and listing, legal and deed, and property and tax data. They appear on properties you have already added. Availability varies by property, county and source.

Can you try SCOUTRE without dropping the tool you have?

Yes, and it is the sensible way to decide. Use a paid SCOUTRE membership alongside whatever you pay for now, take twenty properties you are genuinely working, and compare the bill and the finished job at the end. Nothing connects the two, so those properties are entered by address.

Model it on your own month

Billed at checkout: $79 per month. Skip traces within plan limits and re-traces, the 37 property signals on every property you open, and postcards from $0.59 carrying the photo you took. Cancel anytime.
