Privacy Policy
This Privacy Policy explains how Lion Adv, Inc. ("Company," "we," "us," or "our") collects, uses, and shares information in connection with the SCOUTRE mobile application, website, and related services (the "Service"). By using the Service, you agree to this Policy.
If you use the Service's mail and QR code features, property owners may be directed to a separate cash offer page at getyourcashoffer.online, operated by the Company. Information collected there is handled as described in that page's own privacy notice.
1. Information We Collect From You
When you create an account and use the Service, we collect:
- Account information — your name, email address, phone number, and password (stored in hashed form). If you sign in with Google or Apple, we receive basic profile information from that provider.
- Payment information — your subscription is processed by a third-party payment processor. We do not store full card numbers; the processor handles your payment details and provides us limited billing information (such as confirmation of payment and the last four digits of a card).
- Location information — with your permission, the app uses your device's location to match the property in front of you. You can control location access in your device settings.
- Content you create — the properties you capture, along with photos, voice notes, typed notes, tags, statuses, and follow-ups you add.
- Compliance and consent records — to document your agreements and how the Service is used, we record when you accept our Terms of Service, Privacy Policy, and the consent checkboxes at signup, and each time you reveal owner contact information through skip trace. These records include a timestamp, the IP address and device/user-agent from which the action was taken, the version of the terms or notice you accepted, and the property or lead the action related to. We keep a confirmation of the agreements you accepted at signup and send you a copy by email.
- Device and usage information — device type, operating system, app version, log data, and information about how you use the Service, collected automatically to operate, secure, and improve the Service.
- Optional app session recordings (Microsoft Clarity) — supported iPhone builds offer a separate choice during the onboarding terms review. “Agree & continue” accepts the terms and enables recording; “Continue without recording” accepts the same terms without recording. Previously accepted terms do not enable recording automatically. When enabled, Microsoft Clarity collects your internal account ID, screen visits, taps and gestures, navigation timing, device and app information, approximate location derived from your IP address, and usage and performance information. We use this information to understand usability problems and improve SCOUTRE. Because we provide an internal account ID, these sessions can be associated with your account; they are not anonymous.
- What an app replay shows — Clarity reconstructs the app interface and interactions using native layout and WebView content. WebView capture is enabled. We configure Strict masking and a WebView body mask to obscure private text and images; updated builds may leave only fixed navigation and action labels readable. These controls are intended to keep account emails, owner contacts, property details, notes, photos and messages out of replay content. Masking updates do not remove information from earlier recordings, and earlier test recordings may contain screen content collected under previous settings.
- App recording controls — recording is optional and uses Wi-Fi or mobile data. Builds with the updated recording controls show “Session recording on” with a Stop button while capture is enabled. Stop prevents new recording but does not erase previously collected sessions. Your choice, disclosure version and timestamp are stored with your consent records in Supabase. If your test build does not show the Stop control, or you want help withdrawing permission or requesting deletion, contact support@scoutreapp.com. Updated recording disclosures require a new choice; app recording preferences are separate from website cookie preferences.
- Website analytics and experience recordings — on eligible public website pages, Microsoft Clarity starts limited, cookie-free collection automatically when you have not made an analytics choice. A notice explains that we record clicks, scrolling and navigation for testing and improving SCOUTRE, with an “Opt out” button. Dismissing this notice does not give consent to analytics cookies. If you previously accepted analytics, your saved choice allows cookie-based analytics to continue. If you opted out, declined analytics, or send Global Privacy Control or Do Not Track, we do not start Clarity recording. Opting out stops new Clarity collection, clears its first-party cookies and saves your refusal in this browser; it does not erase previously collected sessions. If browser storage is unavailable or cleared, the choice may not persist across visits.
- Optional live visitor alerts — when you accept analytics, our private website dashboard receives an anonymous visit ID, public page paths, click types, device category, broad referral source and activity times. It can alert the website owner when a visit starts. We do not collect form entries, chat messages, URL query values or account/payment page activity for this feature. Active tabs send a presence update every 30 seconds. Visit IDs expire after 30 minutes of inactivity; activity records are deleted after 24 hours (hourly cleanup may take up to a further hour). Declining analytics, Global Privacy Control and Do Not Track prevent new collection. The dashboard is restricted to its owner; notification delivery uses the device browser’s push provider.
- What website analytics includes — Clarity collects page interactions, device information and timing for heatmaps, live viewing and saved session replays. Cookie-free collection can produce shorter, separate page sessions and limited reports. Public page text and images may be visible; chat messages, form entries and other private content are masked, and account and payment pages are excluded. Recording coverage also depends on browser restrictions, blockers, network conditions and Microsoft’s consent requirements. We keep Clarity advertising consent denied. Microsoft processes this data as described in the Microsoft Privacy Statement.
- Analytics cookies and controls — basic Google Analytics signals may be sent with analytics storage denied. Choosing “Accept analytics” in cookie preferences permits Google Analytics and Clarity analytics cookies; it does not enable advertising consent. Analytics data may include pages viewed, interactions, browser and device information, referring pages and approximate location derived from your IP address. Cookie consent remains denied until you explicitly accept. You can opt out or change your choice at any time using . Choices apply to this browser and are separate from the app’s navigation-recording choice.
2. Property and Owner Data (Third-Party Information)
For Property Discovery, we process your search criteria and maintain purchase, delivery and property-record information in your account. Purchased records can be imported into CRM. Match estimates may be cached briefly. Searches added to your research queue are saved on your current device.
The Service displays information about properties and their owners, including names, mailing addresses, phone numbers, email addresses, valuation estimates, and property characteristics. This information is aggregated from public records and licensed third-party data providers. Much of it relates to individuals who are not users of the Service.
We provide this information to you as a research tool for legitimate real estate business purposes. It is provided subject to the restrictions in our Terms of Service, including that it is not a consumer report and may not be used for any purpose regulated by the Fair Credit Reporting Act (FCRA), and that you are solely responsible for how you use it and for complying with all applicable calling, texting, and privacy laws. We do not control the accuracy of third-party data and do not warrant it.
If you are an individual whose information appears in the Service (for example, a property owner) and you wish to request access to or deletion of that information, see "Requests From Individuals Who Are Not Users" in Section 8. Because we source this information from third parties, we may also direct you to the originating data source where appropriate.
3. How We Use Information
We use the information we collect to: create and manage your account; process payments and subscriptions; provide the core features of the Service, including property matching and skip trace enrichment; store and sync the leads and content you create; communicate with you about your account, security, and service updates; maintain records of the agreements and consent acknowledgments you provide, and logs of your use of data features, for legal compliance and to enforce our Terms; monitor for and prevent fraud, abuse, and violations of our Fair Use terms; and operate, maintain, secure, and improve the Service. We may use aggregated or de-identified data, which does not identify you, for analytics and product improvement.
4. How We Share Information
We do not sell your personal information. We share information only as follows:
- Service providers — with vendors who help us run the Service (for example, cloud hosting and database, our payment processor, our email-delivery provider, and our data providers), who may process information only on our behalf and under obligations of confidentiality.
- Microsoft Clarity — Microsoft receives the app and website analytics described in Section 1. Microsoft’s general Clarity Terms of Use describe Microsoft as an independent controller, not solely a processor acting on our behalf. Those terms permit Microsoft to use personal data for its own purposes, including product improvement and advertising profiles, and non-personal data for research and development, including AI model training and evaluation. Microsoft collects or receives personal data in connection with Microsoft Advertising as described in those terms and the Microsoft Privacy Statement. We use app replay for usability analytics; our own use and consent settings do not replace Microsoft’s disclosures.
- Legal and safety — when we believe in good faith that disclosure is required by law, legal process, or a governmental request, or is necessary to protect the rights, property, or safety of the Company, our users, or others, or to enforce our Terms.
- Business transfers — in connection with a merger, acquisition, financing, or sale of assets, in which case information may be transferred as part of that transaction, subject to this Policy.
5. Outreach Is Done By You
SCOUTRE does not place calls, send text messages, or send email on your behalf. When you choose to contact someone, the app opens your own device's phone, messaging, or email application, and any communication is sent by you from your own accounts. We do not receive or store the content of the calls, texts, or emails you send from your device. We do keep the compliance and consent records described in Section 1 (such as a log that you revealed a property's contact information and acknowledged your responsibility before doing so), but not the substance of your communications.
6. Data Retention
We retain your account information and the content you create for as long as your account is active and as needed to provide the Service. After you close your account, we may retain certain information — including records evidencing the agreements and consent acknowledgments you provided, and logs of your use of data features — as needed to comply with legal obligations, resolve disputes, prevent abuse, and enforce our agreements. We may retain de-identified or aggregated information indefinitely.
Clarity retention and deletion. Microsoft’s current recording retention documentation describes 30 days of standard replay availability and retention of selected recordings, including favorites, for up to 9 months. Retention can vary by data type and Microsoft’s service settings. Withdrawing consent or changing masks does not erase previous sessions. To request deletion of replay data associated with your account, contact support@scoutreapp.com; we will identify the relevant data and work with Microsoft where necessary. Microsoft’s current deletion controls may require deleting an entire Clarity project rather than individual sessions. Account deletion and replay deletion are separate processes.
7. Security
We use reasonable technical and organizational measures designed to protect information against unauthorized access, loss, or misuse. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.
8. Your Choices and Rights
- Account information — you can review and update your account details within the app.
- Location — you can enable or disable location access through your device settings; some features may not work without it.
- Account closure — you can cancel your subscription and request that your account be closed by contacting us at the email below.
- Access and deletion requests — depending on where you live, you may have rights to request access to, correction of, or deletion of personal information we hold about you. To make a request, contact us at the email below. We will respond as required by applicable law.
- Requests From Individuals Who Are Not Users — if you are not a user of the Service but your personal information appears in it (for example, as a property owner), you may contact us at the email below to request that we access, correct, or delete that information, or that we stop making it available through the Service. We will honor such requests as required by applicable law and, because much of this information originates from third-party and public-record sources, may also direct you to the originating source.
9. Children's Privacy
The Service is intended for business users who are at least 18 years old. It is not directed to children, and we do not knowingly collect personal information from anyone under 18.
10. Changes to This Policy
We may update this Policy from time to time. If we make material changes, we will update the "Last updated" date and, where appropriate, provide additional notice. Your continued use of the Service after changes take effect constitutes acceptance of the revised Policy.
