Frequently asked questions

SCOUTRE Frequently Asked Questions

SCOUTRE is a mobile acquisitions app for US real estate investors and agents. It looks up any property and its owner, traces the owner's contact details, scores the deal, prints and mails the offer, and tracks the lead through to close — on one $79/month plan.

The 41 answers below are written to stand alone. Each one is complete on its own, so it can be quoted, linked or read out of order.

Last updated: 23 August 2026. Prices, coverage figures and platform availability are stated as of this date.

Finding a property and its owner

How do I find out who owns a property?

Property ownership is recorded by the county where the property sits, so the owner's name is available from the county assessor or recorder — in person, and in many counties through a free online portal. SCOUTRE pulls that same recorded ownership data into one mobile lookup: enter an address and it returns the owner's name, mailing address, whether the owner occupies the property, and the deed and sale history behind the current ownership.

Can I find the owner of a house without knowing the address?

Yes. SCOUTRE's Property in Front feature uses your phone's GPS to identify the exact parcel you are standing in front of, then returns the owner record for it — no address typed, no plat map, no guessing between neighboring lots. It is built for driving a neighborhood, where you can see the house but have no house number to work from. Parcel apps can show you the parcel you are standing on. SCOUTRE takes that property into the rest of the job — the signals, the owner's phone number, the pipeline and the mail.

How do I find a property owner by address?

Enter any US address in SCOUTRE's Nationwide Property Search and the record returns the owner's name, mailing address, owner-occupancy status, and the deeds and sale history behind it. The same screen carries estimated value, estimated equity, mortgage and lien detail, taxes, building characteristics, MLS status, Street View and nearby comps. The underlying records come from counties, so field completeness varies by county.

Is property ownership information public?

Yes, with narrow exceptions. Deeds, mortgages, liens and assessment records are public records in every US state, held by county recorders and assessors, and anyone can request them; some states shield details for protected individuals such as judges or domestic-violence survivors. What is never public record is the owner's phone number or email. SCOUTRE combines the public county record with a skip trace so both arrive together.

Can I look up property owners for free?

Yes. Most county assessor and recorder offices publish a free online property search that returns the owner of record by address or parcel number, and county clerks will pull records in person. The limits are practical: one county at a time, no phone numbers, no distress filters, and some counties charge per copy or have no portal at all. SCOUTRE costs $79/month and collapses that work into one search.

How do I find the owner of a vacant or abandoned house?

Start with the parcel, not the building. SCOUTRE identifies the property from its address or from your GPS position, returns the owner of record, and — critically for a vacant house — the owner's separate mailing address, which is where mail actually reaches them. Vacant, absentee-owner, out-of-state-owner, probate and preforeclosure signals flag the situation, and a skip trace returns current phone numbers and emails.

Data and coverage

Where does SCOUTRE get its property data?

SCOUTRE's records come from county-level sources: supplying recorded deeds, mortgages, liens, tax and assessment data across roughly 160 million US properties. MLS status comes from participating boards. Because counties publish on their own schedules and with different field sets, freshness and completeness vary by county rather than being uniform nationwide.

How good is SCOUTRE's coverage in my county?

SCOUTRE covers approximately 160 million US properties, about 95% of the national stock. Coverage is not uniform: some counties publish richer deed, lien and assessment detail than others, and MLS status appears only for participating boards. The honest test is to search three addresses you already know in your target county and compare what comes back against what you know.

What property details does SCOUTRE show?

A SCOUTRE property record returns owner name, mailing address, owner-occupancy, estimated value, estimated equity, estimated mortgage balance, lender, lien position, loan term and maturity, loan history, sale history, deeds, taxes, assessments, beds, baths, square footage, lot size, year built, zoning, land use, MLS status, Street View imagery and nearby comparable sales. Which individual fields appear depends on what that county publishes.

What distress signals does SCOUTRE track?

SCOUTRE supports 37 property signal displays: Absentee owner, In-state absentee, Out-of-state owner, Lives here, Vacant, Corporate owned, Investor buyer, Cash buyer, Free & clear, High equity, 40%+ equity, Adjustable-rate mortgage, Assumable mortgage, Private lender, 20% down at last sale, Preforeclosure, Foreclosure, Auction, Bank owned, Expired listing, Tax lien, Lien, Judgment, Death, Death transfer, Spousal death, Inherited, Quit claim, Sheriff’s deed, Deed in lieu, Trustee sale, Mobile home, Flood zone, Pool, Homestead, No homestead exemption, and Tax delinquent. Down-payment display uses the property’s actual percentage. Availability varies by property, county and source.

How does SCOUTRE skip tracing work?

SCOUTRE runs each skip trace at the moment you request it, querying live sources for that one property, rather than serving a row from a pre-built list. The app shows its work: a "Recent Data" badge and a "TRACED" state on the lead. Results include multiple phone numbers classified as wireless or landline, multiple emails and a mailing address. Hit rates vary by property and by county.

How accurate are SCOUTRE's equity and mortgage estimates?

They are estimates, not account balances. SCOUTRE derives estimated equity and estimated mortgage balance from recorded loan history — original amounts, terms and maturity dates in county records — together with assessed and estimated values, then amortizes forward. Nothing comes from the lender or servicer, so a refinance, a HELOC draw or extra principal payments will move the real figure. Treat it as a ranking signal, not a payoff quote.

Pricing

How much does SCOUTRE cost?

SCOUTRE costs $79 per month on a single plan. Every user gets the core app on the same subscription. Optional Discovery research costs $0.15 per new record, with a five-record minimum. Discovery research has a per-result charge including property data and skip tracing. Physical mail is billed per piece when you approve it: postcards start at $0.59 and handwritten letters at $0.83, both including printing and postage. New users get their first postcard free.

Is anything in SCOUTRE metered or credit-based?

Yes. Property Discovery costs $0.15 per new purchased record, with a five-record minimum. Physical mail is priced per piece and charged after approval. The $79 subscription includes the core individual-property workflow; Discovery records are an additional purchase. Discovery includes property details and skip tracing for available phones and emails. Single-address search, available mortgage data and one-by-one skip tracing are included with the subscription, subject to plan limits.

How much does it cost to send a postcard or letter with SCOUTRE?

Postcards start at $0.59 and handwritten letters at $0.83 through SCOUTRE, each price including printing and postage. You are charged only on approval: the mailing address is verified and a printed proof of the exact piece is shown before payment, so nothing is billed or mailed until you say so. New users get their first postcard free, including the QR cash-offer page attached to it.

Does SCOUTRE charge per skip trace?

No separate per-trace charge applies within plan limits on the $79 monthly plan, and no separate contact-data subscription is required. SCOUTRE traces each lead at request time against live sources rather than reselling pre-built lists, and the result attaches to that lead in your account. Hit rates vary by property and county, so tracing within plan limits is not a promise of a working number on every house.

Does SCOUTRE charge per call or text?

No. SCOUTRE's contact buttons open your own phone's dialer, messages app or email client, so calls and texts run on your existing carrier plan and the seller sees your real local number rather than a rented tracking number. There is no per-call or per-text charge from SCOUTRE, and no in-app phone system to buy minutes for.

Is there a free trial, and can I cancel?

SCOUTRE is $79 per month on one plan, billed monthly, with payment due at checkout and no free trial. You can cancel anytime from Settings in one tap. Mail is charged per piece only after you approve a printed proof, and new users get their first postcard free, including its QR cash-offer page.

Devices and field use

What devices does SCOUTRE run on?

SCOUTRE runs on iPhone and iPad from the Apple App Store (app id 6789701730), and includes an Apple Watch app at no extra cost. On Android, the full app runs today from a home-screen install rather than a Play Store download; a native Android app is the next platform release. Every device runs the same feature set on the same $79 monthly plan.

Is there an Android version of SCOUTRE?

Yes, with a caveat worth stating plainly. The complete SCOUTRE app — property search, Drive Scout, skip tracing, CRM, deal analysis and direct mail — runs on Android today, installed to the home screen from the browser rather than downloaded from the Play Store. A native Android app is next on the roadmap. The Apple Watch companion app is iPhone-only.

Does SCOUTRE have an Apple Watch app?

Yes, and it is included free with the $79 plan. The SCOUTRE Watch app shows the matched property with its photo and address, estimated value, estimated equity, equity percentage, mortgage balance, lender, lien position, distress signals, and last sale price, sale date, recording date and down payment — then saves the property to your CRM from the wrist. Equity and mortgage figures are estimates derived from recorded loan history and assessed values, not statements of account balance.

Does SCOUTRE work offline without a signal?

Yes, for field capture. SCOUTRE saves captures and photos to the phone when there is no connection, marks each one with a "Saved on this phone" state so you can see exactly what has not synced, and uploads them automatically once service returns. Live property lookups and skip traces still need a connection, because those query records in real time.

How does SCOUTRE track the streets I have already driven?

SCOUTRE's Drive Scout mode records your route, distance, time and every capture as you drive. Streets driven today appear orange and previously driven streets appear red, so you can see at a glance which blocks a market still owes you and stop re-driving the same grid. Captures and photos taken along the route save on the phone when offline and upload when the connection returns.

Compliance

Skip tracing for real estate outreach is a widely used practice in the United States, and property ownership itself is public record. What is regulated is the outreach: the TCPA, state telemarketing statutes and Do Not Call rules govern the calls and texts you make to numbers you obtain. SCOUTRE surfaces screening indicators on traced contacts, but you remain the caller of record. This is not legal advice.

Does SCOUTRE check numbers against the Do Not Call list?

SCOUTRE screens traced contacts against four sources and shows the result on the lead: the Federal Do Not Call registry, state Do Not Call lists, DMA suppression, and known-litigator flags. Those are indicators to inform your decision, not clearance to call. Registry data and litigator lists change over time, and only you know the consent status of any given contact.

Does SCOUTRE sell or resell my skip trace data?

No. When SCOUTRE traces a lead, the result is written to that lead inside the requesting account and is not compiled into lists sold onward to other users or third parties. The mechanism is visible in the app: traces run at request time against live sources and are marked with a "Recent Data" badge and a "TRACED" state, rather than being served from a prebuilt list product.

Does using SCOUTRE make me TCPA compliant?

No, and no software can make that promise. SCOUTRE surfaces screening indicators — Federal and state Do Not Call status, DMA suppression and known-litigator flags — but you are the caller of record, responsible for consent, calling hours, identification and record-keeping under the TCPA and your state's rules. SCOUTRE does not provide legal advice; ask a qualified attorney about your outreach program.

Direct mail and QR cash offers

Can I send postcards and letters from SCOUTRE?

Yes. SCOUTRE prints and mails postcards and handwritten letters from inside the app, using the actual photo of the property. You control size, layout, headline, message, handwriting style, ink color, logo and headshot. Send a single piece or run a six-touch campaign in which every touch carries its own design. Postcards start at $0.59 and letters at $0.83, printing and postage included.

Can I see a proof before SCOUTRE mails anything?

Yes. SCOUTRE verifies the mailing address and shows a printed proof of the exact piece before payment, and you are charged only when you approve it. Nothing is printed, mailed or billed on your behalf without that approval step. New users get their first postcard free, including the QR cash-offer page printed on it.

What is the SCOUTRE QR cash-offer page?

Every piece SCOUTRE mails carries a unique QR code tied to that homeowner and that property. Scanning it opens a branded offer page showing your name, logo, headshot and colors, where the owner can request a cash offer. A submission fires an instant push notification to your phone and attaches to the original lead. Agents get a home-valuation version that returns as a listing opportunity.

Do I need a website to use SCOUTRE's cash-offer pages?

No. SCOUTRE generates the branded offer page for you — your name, logo, headshot and color scheme — and serves it behind the QR code printed on each mailer, so there is no domain to buy, no site to build and no landing-page tool to subscribe to. Responses arrive as a push notification and attach to the lead that generated the mailing.

Can I run a multi-touch mail campaign in SCOUTRE?

Yes. SCOUTRE supports a six-touch campaign alongside single sends, and each touch can carry its own design, headline and message rather than repeating one template six times. Every piece uses the property's own photo and its own QR cash-offer code. Each touch is priced per piece — postcards from $0.59, handwritten letters from $0.83 — and charged as you approve it.

Deal analysis

How does SCOUTRE analyze a deal?

SCOUTRE walks a property through six steps: ARV, repairs, seller motivation, exit strategy, offer, and deal summary. The output is a full offer ladder — target assignment fee, safety buffer, formula MAO, maximum seller contract price, true MAO, opening offer, target contract price and absolute ceiling — plus a personalized offer email and a PDF report you can send to a seller or a partner.

How does SCOUTRE calculate ARV?

SCOUTRE builds ARV from nearby sold comparables, which you can include, exclude or add by hand rather than accepting a black-box number. It shows price per square foot and a confidence score, so you can see how well the comp set actually supports the estimate. ARV here is an estimate derived from recorded sales, not an appraisal, and thin comp sets produce lower confidence.

How does SCOUTRE estimate repair costs?

Two ways, and you choose. SCOUTRE estimates repairs by square foot across condition tiers from Light through Full Gut for a fast number, or line-item by category with suggested costs when you have walked the property. Both include a built-in contingency. These are planning estimates for underwriting, not contractor bids, and local labor and material pricing will move them.

What exit strategies does SCOUTRE support?

SCOUTRE models six exits, and this is the complete list: wholesale assignment, fix and flip, rental, creative finance, double close, and referral or JV. You select the strategy inside the six-step deal analysis, and the offer numbers — formula MAO, true MAO, opening offer, target contract price and absolute ceiling — are calculated against that strategy rather than one generic formula.

CRM and workflow

Does SCOUTRE include a CRM?

Yes, and it is included in the $79 plan. The SCOUTRE CRM moves leads through an 11-stage pipeline with map, list and detail views, 30+ filters and follow-up scheduling, with the full property record and skip trace attached to each lead. Mail sent, QR cash-offer responses and field observations all land on that same record, so the history of a lead stays in one place.

How can I filter my leads in SCOUTRE?

SCOUTRE offers 30+ filters across your saved leads, covering equity, distress signals, ownership type, mail activity, pipeline stage and more, with results viewable on a map, as a list, or opened as a full property record. All 37 property signals work as filters, so you can isolate, for example, out-of-state owners with high equity that you have not yet mailed.

Can I record what I see in the field with SCOUTRE?

Yes. Each SCOUTRE lead accepts photos, voice notes, a 1-5 distress rating, and structured tags for what you see — peeling paint, overgrown lawn, cluttered driveway — and what happened, such as left a sticky note, talked to a neighbor, or looks vacant. Structured tags stay filterable later, which a free-text note nobody re-reads does not.

Does SCOUTRE sync follow-ups with my calendar?

Yes. Follow-ups scheduled on a SCOUTRE lead sync to Google Calendar and Apple Calendar, so a callback set at the curb appears in the calendar you already run your day from. The follow-up stays attached to the lead record alongside its property data, skip trace, mail history and field observations, so nothing is stranded in a separate reminders app.

Can I import a list of leads, export my data, or add my team?

CSV export is available. CSV import is not available, so outside leads are entered by address rather than migrated as a file. Each account is one user, with no teams, seats or shared pipelines.

Disposition and potential buyers

What is disposition in real estate?

Disposition is the selling side of a real estate investment. In wholesaling, it includes finding an end buyer for a deal or contract interest. SCOUTRE Disposition helps with investor research and shortlisting; it does not complete the sale or assignment.

Can I search from a saved CRM property?

Yes. Tap Search investors on that property. Available property context preselects its mapped metro, property type and suggested historical average-price range. Listing price takes precedence over estimated value. You can enter your intended sale price and change every criterion. Missing required location or price details must be completed before searching.

Can I search without selecting a property?

Yes. Tap Search investors at the top of CRM. Complete Location, then Buying criteria. This opens an independent search and does not select your CRM list. Profiles you save go to your general investor shortlist.

How are investors ordered?

Recorded transaction count comes first, highest to lowest. Equal counts are ordered by latest recorded purchase, then stable name and identity tie-breakers. Price is a filter, not the primary ranking. There are 30 profiles per page, with pagination to remaining matches.

Are investor phone numbers and emails included?

No. Disposition does not currently include investor phone numbers or email addresses. Saving a profile does not send a message. Property-owner research and outreach elsewhere in SCOUTRE are separate features, not investor-contact enrichment.

How do shortlists work?

Independent searches save to a general investor shortlist. Searches opened from a CRM property save to that property’s shortlist. Shortlist only shows saved profiles in the current context. Shortlisting organizes research; it does not contact or automatically match buyers.

PROPERTY DISCOVERY

Research, pricing and your records.

What is Property Discovery?
Property Discovery finds property matches from a strategy and filters. Start with a preset or a custom search, choose an area, refine signals and limits, then preview the match count before purchasing new records.
What does Property Discovery research include?
Researched results bring property details and available owner phones and emails together. Review matching properties and import the records you want to work into CRM.
Can I see the number of matches before paying?
Yes. Match counts appear before payment. Property details unlock after payment and delivery. Counts can change when refreshed.
What does “new record” mean?
It means a matching record you do not already own in your Discovery library. Existing Discovery purchases are excluded from new charges. A property merely being present elsewhere in CRM does not necessarily mean it was purchased through Discovery.
Can I combine smaller searches?
Add the search for later and keep researching. Your queue combines unique new matches across searches. Overlapping records count once. The queue is saved on your current device.
Can I search anywhere in the United States?
Discovery supports statewide searches across all 50 states. Florida also supports county selection and up to 20 cities in a search. Nationwide address lookup remains available as a separate workflow. Coverage and field availability vary.
How many presets are available?
There are 30 supported presets. Four additional catalog concepts depend on data capabilities that are not currently connected; they should not be treated as available searches.
What is the difference between All and Any?
All requires every selected signal. Any requires at least one selected signal. Your chosen geography and numeric limits continue to apply in both cases.
What information is included?
Each new Discovery result includes property details, available mortgage and equity information, and skip tracing for available owner phones and emails. Coverage and field availability vary.
Does SCOUTRE store my research?
Yes. Purchased records stay in your Discovery library so you can reopen and import them without repurchasing them. Match estimates can use a short-lived cache. After purchase, SCOUTRE requests results from a live dataset and records retrieval time. Most fields update daily, MLS updates intraday, and ownership timing depends on county deed publication.
Are these exclusive leads?
No. Property and public-record data may be available to other researchers. SCOUTRE helps you choose the criteria and move the research into your own workflow; it does not promise exclusive owners or properties.
Does a foreclosure or inherited signal mean the owner will sell?
No. Signals describe available record information. A filing may be historical, and an inherited or deceased-owner flag does not confirm probate, authority to sell or willingness to sell. Review dates and verify material facts before acting.
Are photos included?
Paid records can display Google Street View imagery where available. Not every property has imagery, and this is not a promise of a complete MLS photo gallery or interior photographs.
Can I import results into CRM or export them to CSV?
Yes. Import an individual record, selected records or a batch from your paid Discovery library into SCOUTRE CRM, or export your researched records to CSV.
Does Property Discovery include skip tracing?
Yes. Each paid Property Discovery result includes property details plus skip tracing for available owner phone numbers and email addresses, with no separate skip-tracing fee for that result. Contact matches are not guaranteed. Your subscription also includes one-by-one skip tracing within plan limits for properties researched individually. Physical mail is priced separately.
Can I pull every property in a state?
Discovery currently supports up to 1,000 matches per order. If the query is larger, narrow its geography or criteria. It is not an unlimited state-data export tool.

Foreclosures, follow-up and iPhone Duo

Can I explore foreclosure and auction listings across the U.S.?
Yes. Choose from all 50 states, narrow the location and price, and review matching listings. Coverage varies by location. Property-type filters apply where that information is available.
Can I save foreclosure listings and contact owners?
Yes. Run SkipTrace for available owner contact information and import individual properties or selected listings in bulk into your CRM. Contact lookup and CRM import are separate actions.
Does SCOUTRE support iPhone Duo?
Yes. SCOUTRE adapts between the closed and unfolded displays, giving you more room for property details, CRM leads and field observations.
How often are foreclosure and auction listings refreshed?
Listings are updated as new captures are added. Revisit your search for updated opportunities, and confirm listing details before making a decision. A fixed refresh schedule is not currently published.
